Selling a home can be tricky and we here at CENTURY 21® Davenport & Associates are here to help you through the process. We'll work hard to market your home to the widest audience possible. Not only will your home be listed on our website, but on the national CENTURY 21® website as well, increasing your exposure, which means more buyers and faster closes for your home in the Siouxland area.

In addition to the comprehensive guide below, we have also provided a variety of great tools for sellers. Click here for a list of Sellers' Tools.

We will help guide you through the steps you'll need to take to sell your home, including:

  • Creating your Market Plan

    • Your marketing plan will help distinguish your home from others in the local marketplace, as well as attract prospective buyers to your property. This can include place ads in the newspaper and online, having an open house, and more.

  • Setting a Price

    • This is a key step in selling your property. If you set your price too low, it can cost you money, but if you set it too high, it will scare away potential buyers. Your CENTURY 21® Davenport & Associates agent is trained to use market information to help you determine the right price for your home.

  • Showing Your Home

    • First thing you'll want to do is give your home a good cleaning, top to bottom. Applying fresh paint and maintaining the lawn are good boosts to the attractiveness of your property. Your CENTURY 21® Davenport & Associates agent can give you more tips on what else to do for your home before showing. Also, contact your agent to learn about federal, state, and local disclosure laws.

  • Protect Yourself

    • Hide your valuables

    • Ask for identification

    • Control your pets

    • Do not allow children to open doors for people

    • You can discuss additional precautionary measures with your CENTURY 21® Davenport & Associates REALTOR®

  • Making the Deal

    • A buyer has made an offer - now it is time to negotiate. Your CENTURY 21® Davenport & Associates agent can help guide you through this process. He or she will help you arrive at an acceptable price, terms and conditions. Once you have accepted an offer, help keep the deal together by meeting deadlines and criteria, including home inspections, appropriate buyer visits, scheduled deposits and other steps. During this period there may even be a renegotiation of the accepted offer price depending on the outcomes of these visits. You may also need to perform repairs or do additional work to the house as agreed upon in your contract. In addition, you will need to have the house "broom clean" prior to the closing so that the buyer can complete a final walk through. When you finally arrive at the closing table, come prepared with the appropriate certificates and approvals as required by your town, county and state. Ask the appropriate agency or get a list of what you need from your CENTURY 21® Davenport & Associates. Once the money has exchanged hands and all the papers are signed, it's time to hand over the keys and concentrate on your next big project - getting YOUR new home in order.
