Buyers

Buying a home is a huge step in life and can be confusing at times. That's why we're providing you with the perfect guide for your experience in buying within the Siouxland area. We will help you find your perfect home in Sioux City, IA, Sergeant Bluff, IA, Dakota Dunes, SD, South Sioux City, NE, and all the rest of the surrounding Siouxland real estate area.

In addition to the comprehensive guide below, we have also provided a variety of great tools for buyers. Click here for a list of Buyers' Tools.

  • First you'll need to choose the right real estate professional, and we here at CENTURY 21® Davenport & Associates pride ourselves in providing the best services for all your Siouxland needs. We understand your concerns and will do our absolute best to give you what you need.

  • A financial plan is very important if you're considering buying a home. Planning ahead will help you be able to cover the down payment, your credit check, mortgage application, and closing costs.

  • It's also very important to have your credit established. If your credit is bad, you could be denied a bank loan and therefore denied the home you're looking for.

  • Finding the home of your dreams is the fun part. Get an idea of what you "need" versus what you "want" and visit us at CENTURY 21® Davenport & Associates. We'll help you narrow down your search and compile a list of prospective homes for you. You'll probably visit a lot of "open houses" and soon you and your real estate agent will have found the perfect home.

  • Next you will have to make an offer in writing to the seller. When you make your offer, some things you'll want to consider are:

    • How you will finance the home

    • The down payment amount

    • Inspections that need to be performed

    • Any repairs that need to be made

    • The terms of cancellation

    • The date you plan to officially take ownership of the property

  • Before closing, you should take a final walkthrough with your CENTURY 21® Davenport & Associates agent. If there are any problems, discuss them with your agent and an attorney, and in some cases you could receive a discount or credit at the closing which can cover last-minute repairs or missing items.

  • Closing on your home is your final step. This is where you will deliver your check for the purchase price, the seller will sign over the deed to you and give you the keys, and your new deed will be registered with the local land registry office

And that's it. You'll now be the owner of the home you've always dreamed of. If you have any other questions, contact your CENTURY 21® Davenport & Associates agent and we will be happy to answer them.
